I’ve been so busy out having fun, I haven’t posted to the 365! YIKES! Here are some fun things to do the week of 10/10/11 in and around the Tri-Valley city of Pleasanton.

Congress failed to extend the $729,750 loan limits and allowed them to expire Sept. 30, 2011

Important news on the housing policy front. Despite efforts by C.A.R. and NAR to fight for an extension of Fannie Mae, Freddie Mac, and FHA conforming loan limits, Congress failed to extend the $729,750 loan limits and allowed them to expire Sept. 30. This means the maximum loan amount that Fannie, Freddie, and FHA will buy or guarantee is $625,500, and anything above that amount will be non-conforming and will require a jumbo loan. These loans typically carry a higher mortgage interest rate and require a higher down payment, increasing the monthly payment.

However, C.A.R. and NAR will continue to work with Congress to attempt to restore the higher limits as quickly as possible.

Shuck & Swallow Competition
In a few minutes or so, your SFist editor (and the bassist from Whitesnake, among a fiew other notables) will head over to the other side of San Francisco to judge McCormick & Kuleto’s annual “shuck & swallow” (pull your
mind out of the gutter, please) oyster competition. The oyster eating throwdown
involves around a dozen or so teams, each consisting of two members from
various Bay Area restaurants, competing to crack open and gulp as many oysters as possible within a 10-minute period. Viewing the competition is free and starts
at 5 p.m.

After the swallowing goes down, a $30 oyster and wine pairing will take place at McCormick & Kuleto’s. Tickets will available at the door.

Bottom of the Hill, San Francisco, one of the best breeding grounds for up-and-coming rock bands is hosting a free Monday night concert with noise/punk band DeepTeens and DJ Junkdrawer on Monday September 26th. The show, part of their periodic “Monday’s Bargain Basement” series is free for anyone 21 and over and the first 20 people receive a free compilation CD.
Concert is free, but donations accepted for band and DJs.

Conforming Loan Limits are Going Down in 2011

The temporary conforming loan limits for high-cost areas put in place in 2008 are expiring at the end of September. For example, Alameda County is current conforming loan limits is $729,750. The new loan limit amounts for high-cost areas will return to $625,500 for a 1 unit property. The new limits will apply for all mortgage loans originated after September 30, 2011. So … if you’re thinking about buying, NOW is the time!
